Common water heater problems
- No hot water: pilot or burner issues on gas units, failed elements or thermostats on electric units.
- Not enough hot water: sediment build-up or a failing element.
- Leaks: from fittings and valves (often repairable) or from the tank itself (usually means replacement).
- Popping or rumbling: sediment in the tank.
- Rusty or smelly water: a worn anode rod or corrosion.
If the tank is leaking
- Turn off the cold-water supply valve on top of the heater.
- Turn off the gas (set to pilot/off) or switch off the breaker for electric units.
- Catch water and move belongings away.
- Call a plumber.
Repair or replace?
Tank water heaters commonly last around 8 to 12 years. A leaking tank, heavy rust or repeated repairs on an older unit usually means replacement.

FAQ
Water Heater Repair: common questions
Can a plumber fix a water heater the same day?
Often, if the part is common. Replacements depend on stock of your size and type.
Tank or tankless?
Tankless units heat on demand and take up less space; tank units are simpler to install. A plumber can explain which fits your home.
